We were called to go and assess a property that was showing signs of foundation sagging. The brick was cracked and the owner had noticed that a few doors inside had been stuck for a while. We took a level measurement to see the variation in height and during the evaluation we found that there were nails in the foundation above ground level. We asked the owner of the residence how long she had lived in this residence and she replied 4 years. We informed him that such nails are landmarks set by a land surveyor in the past. These nails are actually "PK" type markers. They are installed when piling work has been done in the past or the previous owner suspected foundation movements and wanted to keep up with the movement over time. These nails come with a level certificate and can be re-measured at any time.
We advised the owner to do some research with the previous owner to find out if there were any piles that had been installed in the past.
Good news! After a few research the entire house had been piled 10 years ago and 2 piles had been poorly welded causing a breakage in the foundation. The company that had carried out the work in the past had given a 15-year warranty on its work. The owner was therefore able to have a settlement with the said company and her problem was resolved.
